Snow loads. Mountain communities require structural engineering for 80–150+ pounds per square foot. Roof systems, beam sizing, and post connections are calculated for loads most builders never encounter.
Freeze-thaw concrete. Concrete patios, footings, and snow-melt systems require proper sub-base, drainage, air-entrained mixes, and control jointing engineered for 100+ freeze-thaw cycles per year.
UV-rated materials. At altitude, UV degrades wood, plastics, and finishes 30–40% faster than sea level. We specify materials and finishes proven in mountain conditions.
Permitting across counties. Pitkin, Eagle, and Garfield Counties each have unique outdoor structure codes, setback rules, and HOA review processes. We manage all of it.
